The Pemberton renovations page is specific: second-storey additions on ranch houses, main-floor bump-outs, and basement finishing for bedrooms, recreation, or a suite. Whole-home renovations and additions can take four to eight months.
A building permit from the Village of Pemberton covers additions, moved walls, and envelope changes. If the parcel is in the Agricultural Land Reserve, a larger footprint or a new accessory building can also need the Agricultural Land Commission. The page says we have taken clients through that. We confirm ALR status before the plan hardens.
Sugarloaf (4,800 square feet), Eagle (5,000 square feet in the Benchlands), Cerulean, and Pinewood (3,500 square feet) are new Pemberton homes. They show the finish standard. They are not renovation before-and-afters.
The renovations page notes this can double the living area of a ranch while the main floor stays the shared room.

Exterior work is planned around the season. The valley is milder than Whistler. It is still a mountain valley.
A bump-out on ALR land is not the same application as a bump-out on a village lot. We look that up first.
We publish bathroom and kitchen ranges for Pemberton. We do not publish one number for every addition. Foundation, roof, and zoning move it too much.
