Eagle
Pemberton, BC — Benchlands
5,000 square feet of non-combustible construction in Pemberton's Benchlands
Eagle is a 5,000-square-foot custom home in Pemberton's Benchlands neighbourhood, designed by architect Steve Clark and built by Balmoral Construction. Situated on a lot with sweeping mountain views across the Pemberton Valley, this project was engineered from the ground up to be resilient, energy-efficient, and built to last — with insulated concrete form construction and non-combustible materials at its core.
The decision to build with ICF and non-combustible cladding was driven by both performance and peace of mind. In a region where wildfire risk is a growing concern, this home offers its owners a level of protection that conventional wood-frame construction simply cannot match. Sebastian Guerrero Engineering handled the structural design, ensuring the concrete envelope works in concert with the architectural vision rather than limiting it.
Inside, interior designer Britt Lothrop brought warmth and sophistication to the concrete structure. The material palette balances the home's robust exterior with refined living spaces — custom millwork by Novat Architectural Millwork runs throughout, from the kitchen to built-in cabinetry and feature walls. Innotech windows maximize the Benchlands views while delivering the thermal performance that a home of this calibre demands.
Eagle represents a forward-thinking approach to building in the Sea to Sky Corridor. Every material choice, every detail, and every trade partner was selected to create a home that performs as well as it looks — one that will stand strong against the elements for generations to come.
