Energy-efficient insulated concrete construction on the Pemberton Plateau
Located on the Pemberton Plateau, Pinewood is a 3,500 sq ft insulated concrete home designed for a young, active family. Highly energy-efficient and thoughtfully laid out, the home balances durability, performance, and everyday livability — qualities that matter when you are building in a climate that swings from deep winter cold to warm summer days.
Insulated concrete form construction is not the most common choice in the Sea to Sky Corridor, but it is one of the smartest. The thermal mass of concrete combined with continuous insulation creates a building envelope that holds temperature remarkably well, reducing energy costs and keeping the interior comfortable year-round. Balmoral Construction has the experience to execute this kind of build at a level that delivers on the promise of the technology.
Inside, the design is clean and intentional. The kitchen anchors the main floor with custom millwork by Blueprint Millwork, while the living spaces open up to views of the surrounding landscape. Britt Lothrop handled the interior design, creating rooms that feel warm and grounded without overcomplicating things. Every material was chosen for how it performs and how it lives — nothing is there just for show.
Pinewood is a home that works hard without drawing attention to itself. The insulated concrete structure will outlast conventional framing by decades, the energy performance exceeds current standards, and the layout gives a growing family room to spread out. It is the kind of project that proves custom building in Pemberton does not have to mean excess — it can mean building smarter.
