Published range $150,000 to $300,000. Five to nine months from design through completion, permits included.
The Squamish renovations page publishes suite additions at $150,000 to $300,000, and 5 to 9 months from design through completion including permits. It also says a legal suite in Squamish rents for about $1,800 to $2,500 a month. Those are the figures. We did not invent a new pro forma.
The District of Squamish has been widening where secondary suites and accessory dwelling units are allowed. Most single-family lots can take a suite. A detached ADU depends on lot size and zoning. Requirements called out on that page: a separate entrance, ceiling height, fire separation, egress, and parking.
Flood plain lots near the Squamish, Mamquam, and the estuary can restrict habitable space below a flood construction level. We check that before anyone draws a basement bedroom. Our published Squamish project is Windline in Brackendale, an equestrian build, not a suite.
The renovations page calls this the favourable case when height and egress already exist.
A suite over or in a garage, still a District permit, still fire separation.
Where zoning and the lot allow it. Not every property does.
Building permit plus development permit for a new suite. We file both.
Its own services. See the Squamish kitchen range if the kitchen is the whole scope instead.
The page says a suite in a separate part of the house is often livable during construction. A full gut is not.
A $150,000 to $300,000 suite and $1,800 to $2,500 rent are ranges, not a promise of payback. Vacancy, financing, and a flood-plain redesign can erase a spreadsheet.
Zoning, ceiling height, egress, parking, and whether the floor you want is below the flood construction level.
Five to nine months is the published window, and it includes permitting. It is not five months of hammers only.
Different bylaw. The Pemberton addition page covers village suite rules and ALR.
Send the zoning if you have it, and a photo of the space you want to convert.
